ORTA Apartments is a $95 million mixed-use development at 128 The Parade offering luxury lifestyle living complemented by boutique retail and commercial space.

The development involves conservation and adaptive reuse of Local Heritage Items, partial demolition to construct a new building consisting of a basement, ground floor retail, 1st floor offices, 50 apartment units, 5 “Skyhomes”, 6 sub-penthouses and 4 penthouses.

The Client appointed Milestone Project Management as Project Manager and Superintendent for the construction phase. 

Project is currently under construction and targeted to be complete Q3 of 2025.

Quayview On Adelphi Apartments

Milestone Project Management were engaged at planning approval stage to act as the Project Manager and Superintendent for Quayview on Adelphi Apartments. Positioned on Glenelg North’s highly regarded Adelphi Terrace, the ground plus 6 levels with the single level in-ground basement features 59 apartments ranging from 1-3 bedrooms overlooking the Patawalonga River and its marina. Architecturally designed by highly regarded local firm Tectvs, the development offers views featuring floor to ceiling sliding doors and large balconies.

Milestone Project Management worked with the clients brief to engage with the market based on a full Design and Construction outcome, founded on town planning documentation only. Successfully tendering and negotiating an outcome to meet the requirements of the client, engaging Bert Farina Constructions, Milestone Project Management also assisted the client in the management of obtaining project funding, based significantly on an existing relationship to Milestone Project Management. 

Milestone Project Management continued to manage the delivery of the project acting in a Project Management and Superintendent role.

Construction achieved completion in Q4 of 2024.

SAHT 401 Anzac Highway Apartments

SAHT is redeveloping the site located at 401 Anzac Highway to create additional low-cost residential accommodation to address the state’s undersupply, delivering social and affordable housing to the market. Milestone Project Management is supporting SAHT in consultant engagements, design management, planning approval preparation and construction cost analysis throughout the concept design stage. Current design proposes three stages: Stage 1 is 48 apartment units for Social Housing, Stage 2 has 65 apartment units for Affordable Housing with potential for Build-To-Rent and Stage 3 has 19 townhouses open to the market. The development has recently concluded concept design stage and is into the SCAP Planning Approval process.

Canning Street Apartments

Milestone Project Management were engaged at planning approval stage to act as the Project Manager and Superintendent for the Canning Street Apartments. Positioned just off Glenelg North’s highly regarded Adelphi Terrace, with views over the marina, the development consists of a double level in-ground basement with car lift, along with ground plus 7 levels of apartments ranging from 1-3 bedrooms overlooking the Patawalonga River and in particular, the marina. Ground level includes wellness amenities for residents which comprises a pool, gym and sauna. Architecturally designed by highly regarded local firm Tectvs, then documented by PACT, the development offers views over the sea and Adelaide Hills.

Milestone Project Management worked with the client early to strategise the correct procurement method and level of documentation suitable to achieve D&C pricing and programmes and that allow the build to become feasible, inclusive of early value management. The builder engaged under D&C was Bert Farina Constructions, due to the existing relationship and resources nearby completing the other Barrio development. Milestone also assisted in liaison with the project financier (non-bank) to resolve their pre-commencement requirements. 

Milestone Project Management continued to manage the delivery of the project acting in a Project Management and Superintendent role, administering the D&C Contract accordingly.

Construction is due for completion in Q2 of 2026.

Woodmere Avenue Townhouses

Milestone Project Management were engaged at the early construction stage to act as the Project Manager and Superintendent for Woodmere Avenue Townhouses. 

Located on Woodmere Avenue in Paradise, Adelaide, this project comprises 10 architecturally designed three-level townhouses purpose-built for student accommodation. Each dwelling includes modern living spaces with high-quality finishes and is complemented by rear under croft car parking to maximize site utilization and convenience for residents.

The project was designed to meet the specific needs of student living, emphasizing functionality, comfort, and affordability while adhering to the highest standards of quality and safety.

Milestone Project Management was engaged to deliver the Principals Project Requirements (PPR) for a tailored Design and Construction outcome. 

Practical completion was achieved in August 2024, delivering a high-quality outcome tailored to the unique requirements of student accommodation.
